			<content:encoded><![CDATA[<p>The green movement is creating new marketplace opportunities as a result of developing new green technology. One technology is smart grid software. Businesses, traditional and emerging, will soon be affected by how this technology will be deployed and adopted as they move into some version of peak load or variable pricing. </p>
<p>&#13;<br />
The modern electric grid is hardly modern; it has barely changed in seventy-five years. Most electric grid systems today consist of transmission and distribution networks that connect power plants to end users. These systems rely on centralized power generation and feature bottlenecks and choke points where damage to the infrastructure can disrupt service to thousands of customers if not more. Todays electric grids are poorly equipped to handle the demands of the post-modern economy, which due to the ever increasing use of digital devices requires higher load demands and uninterruptible power.    </p>
<p>&#13;<br />
Part of the problem is information&#8211;information in current power systems flows only one way, from consumers to the power utilities. The utilities know what the power loads are and where they are, but they struggle to meet power spikes with marginal success. Consumers have no idea (besides learning about it on the nightly news report) what the load demands on the power grid are and thus are unable to make usage decisions based on that information.</p>
<p>&#13;<br />
The other part of the problem is logistical: Current power systems rely on centralized generating stations that send power over transmission networks to several distribution substations, which then send power over distribution networks to end users. To meet increased peak demand in local areas excess, generators must be kept on standby so they can be brought online as needed. Power, for the most part, cannot be routed from another area to help meet the demand. Since as much as 10% of total power capacity is needed as little as 1% of the time, this means that a large number of small local emergency generators are needed to meet rapidly changing demand (as larger generators take too long to startup).</p>
<p>&#13;<br />
Smart grid systems are an attempt to address the shortcomings of the current electric grid by changing the flow of information and logistics. The new grid systems use internet connections between power stations, power meters, and appliances ultimately drawing power to make the flow of information about the state of the grid a two-way process between utilities and consumers. This enables consumers to make better decisions about their power usage; which they can even do automatically via the smart power meters.  </p>
<p>&#13;<br />
Smart grid systems change the logistical nature of the grid from the centralized transmission and distribution system to a decentralized network model where excess power can be transmitted from one area to another as needed. Even better is the ability to use energy storage devices in households (such as plug-in hybrids) and power generating devices such as residential solar panels to supply energy back to the grid during hours of peak demand. </p>
<p>&#13;<br />
The goal of the smart grid system is to increase the reliability and efficiency of the power transmission systems on two fronts: (1) It decentralizes power generation with households that are both clients and suppliers; (2) It improves power consumption. Consumers are now in the driver seat and are better able make more precise decisions about how they consume power. </p>
<p>&#13;<br />
Test programs of smart grids have been steadily increasing over the last few years. Enel S.p.A. of Italy built a smart grid serving 27 million Italians in 2005. Essentially Enel invented the concept by installing smart meters that enabled two-way communication between the utility and energy consumers. Austin Energy, a Texas power utility, has been working on a similar initiative to replace all its power meters with smart meters by December 2008. </p>
<p>&#13;<br />
The GridWise Olympic Peninsula project, a study conducted by the Pacific Northwest National Laboratory, equipped homeowners with digital thermostats and computer controllers on their water heaters and clothes dryers. Participant homeowners were then able to set performance preferences of these devices according to their own preferences. The average household in the study saved over 10% on its yearlong electricity usage. A subset of the program used price-sensitive settings with the price of electricity varying as a function of power load on the grid and the performance of the appliances being set to respond to the price of electricity&#8211;these customers saved even more.</p>
<p>&#13;<br />
For businesses looking to leverage future developments in smart grid technology, it would be worthwhile to review all the power uses in their companies. Gaining an understanding of what power usage can be time shifted as well as coming to an understanding of inventory opportunities to sell power back to the grid will help businesses position themselves to take advantage of green grid technology to lower costs and even gain new revenue streams.</p>

			<content:encoded><![CDATA[<p>Believe it or not, the electric car was invented a long, long time ago.  In 1900, electric cars outsold both gasoline and steam vehicles because electric cars did not have the vibration, noise and dirtiness associated with gas vehicles. </p>
<p>&#13;<br />
But soon afterward with the discovery of Texas crude oil that reduced the price of gasoline, the invention of the electric starter in 1912 that eliminated the need for a hand crank, and the mass production of internal combustion engine vehicles by Henry Ford the electric vehicle went the way of the horse and buggy.<br />&#13;<br />
Back in the early 1920s when vehicles were becoming more popular, gasoline was very expensive. It also was hard to start a gasoline engine, you had to turn and turn and turn a crank in front of the car to get it to start. </p>
<p>&#13;<br />
They did not have a key to start the car like we do today. Gasoline vehicles were also noisy and put out lots of smoke. The cars either had no mufflers, or the mufflers did not do a good job. So, electric vehicles were a big hit. At one time there were 50,000 of them on the roads and streets of the United States.</p>
<p>&#13;<br />
So when the electric car was invented, it seemed to be the wave of the future and that was hundreds of years ago!  Now that we have moved into the twenty first century, new electric cars are being invented that have become a new wave of the future.</p>
<p>&#13;<br />
Totally electric cars produce absolutely no pollution and are environmentally friendly like never before.  Many car companies have invented hybrid electric cars that can give you longer traveling time by allowing you to switch from complete electric power to gasoline power.  While not as completely pollution free, this type of electric car was invented for those people who needed to travel long distances but did not want to drive a completely gasoline powered vehicle.</p>

As soon as the modern electric car was invented, it started a buzz among those who are passionate about the environment and keeping our world safe and healthy.  But many of the large car companies are finding that producing the car and meeting the strict safety standards of the U.S. government has been difficult.</p>

Triple Net Properties LLC bought both the 433,024-square-foot property on 816 Congress in the downtown area, and Avallon, a 318,217-square-foot set of office buildings in the northwest district of Austin. Both properties were purchased from Crescent Real Estate Equities Co for $82.5 million. Crescent itself was bought by Morgan Stanley Real Estate for $6.5 billion.</p>
<p>&#13;</p>
<p>The office building at 816 Congress is a very distinct and prized office building in downtown Austin. Renovated in 1995 and originally constructed in 1983, this 20 story Class A office tower is very close to the historic Texas Capitol. Offices on top floors have excellent views of the Capitol, and everyone in the building enjoys the elegant lobby, with itslimestone flooring and walls, polished marble, stylized stainless steel planters, attractive lighting, comfortable seating areas, and much more. An outdoor area adds an elegant touch to those walking up to the building. Because of its closeness to the Capitol and because of its attractive interior, this office building has often attracted professional service businesses, lobbyists, as well as law firms. At the time of the sale, 76% of the property was leased to 44 tenants.</p>

<p>The Avallon began construction in 1986 and was completed in 2001. <p>The Avallon is conveniently located right near Austin&#8217;s high-tech district. Situated on Jollyville Road near U.S. Highway 183, Loop 360 and Mopac Expressway, the buildings are also close to the Arboretum District. Tenants enjoy nearby restaurants, shopping, financial institutions, and many more attractions within easy walking distance. The buildings also offer almost 1100 parking spaces in its parking garages. About 97% of the buildings were occupied at the time that The Avallon was purchased. Many tenants are entrepreneurs or businesses in the education, technology, and engineering sectors.</p>

<p>In Austin, it&#8217;s not just purchasing that&#8217;s being done. Building is also a major component of downtown development. Just recently, construction was begun on the third phase at Southpark Commerce Center. Endeavor Real Estate Group started work on building two, which is expected to boast 192,000-square-feet of space. The building is situated southeast of I-35 and Ben White Boulevard, right on Freidrich Lane. With Round Rock-based Chasco Constructors as the general contractor, and Endeavor as the landlord, the project is proceeding apace. The first tenant to sign on with the new project is Hill Country Electric. The company has already agreed to lease approximately 48,000 square feet from Endeavor. The new building is set to open in January.&#8221;</p>

Technology has gotten so sophisticated that MT services and MT departments work closely with programmers and information systems (IS) staff to stream in voice and accomplish seamless data transfers through network interfaces.
